Outside Central Region (OCR): Everywhere else in Singapore
OCR is about three-quarters the size of Singapore. These are the areas where mass market condos at the lower range of property prices are mostly located.
With excellent MRT connectivity around the island, the OCR is a very viable and affordable housing option. The Singapore government has plans to bring high-value jobs to the OCR such as Jurong’s transformation into the Second CBD, Punggol Digital District and Woodlands Regional Centre.
OCR properties are mostly 99-year leasehold properties.
Singapore’s Central Region, the City Areas, is the city centre of Singapore. Located in the south-eastern part of the Central Region, it consists of eleven constituent planning areas, the Downtown Core, Marina East, Marina South, the Museum Planning Area, Newton, Orchard, Outram, River Valley, Rochor, Singapore River and Straits View, as defined by the Urban Redevelopment Authority (URA). The term Central Business District (CBD) has also been used to describe most of the Central Area, though its boundaries lie within the Downtown Core.
